GRESB, like the tide, waits for no man

A friend of mine often uses the phrase “The tide raises all boats” when talking about sustainability. His beautiful focus is that we must work together to make any kind of achievement.

Who’s afraid of the BPS?

I love that my neighborhood leans into Halloween. The witches, ghosts, and skeletons are filling the yards down our block. Some are animatronic/motion activated with limbs stiffly gesturing, saying phrases like, “I will be in your dreams, making them nightmares! Bwhahahahaha!”

Learning humility through EV charging

I must admit openly, I have been spoiled by the simple payback of sustainability. With some energy efficiency upgrades having less than a three-month payback, I can make upgrading to granite look like a no-brainer. As you can see, promoting sustainability measures has regrettably made me arrogant. It seems serendipitous that EV charging stations are here to restore my humility.

A matter of location…..

A recent article on Trellis said that automobile manufacturers are pulling back from electric vehicle production due to lags in sales compared with those of other types of automobiles. This raises the question for multifamily of whether we need to invest in EV charging at our properties. The answer is that it depends.

Future-proof with level two

In 2013, the developer/operator that I worked for built our first project equipped with the ability to provide EV charging for our residents in Mountain View, California. For every unit, there was the ability to provide electric vehicle charging for one car.

Consider the value of reclaimed water

It is time we talked about reclamation and the value of the purple pipe in our modern world. Reclamation is not some hippie term involving open toed sandals, your aura, and hallucinogens.

Shakespeare asks the question

As we approach Labor Day weekend, in addition to looking forward to BBQ, the pool and celebrating the people I adore, I will admit I am also very much looking forward to the cooler temperatures that appear to be on the horizon here in Texas. Which brings me back to the pool and whether we are asking the right questions.

Adapting to the changes

I could be a James Bond villain; I have a white cat. His name is Buddy, and he is a magnificent mouser. He is very well behaved except that Buddy hates car rides (admittedly because the only time I put him in the car is to go to the vet, which he also protests very loudly).

You know the feeling

Some years ago, during a major renovation of a very large community, my employer did not renew leases for a particular building. We emptied it of all occupants and then substantially renovated it. It was an amazing process.

Making things better with heat pumps

A dear friend of mine, Art Bailey Jr., whom we lost too young to a heart attack, was one of those individuals who could fix anything mechanical. When he was a boy and his parents would leave him at home by himself, he would quickly take the toaster apart with the goal of reassembling it correctly (functionally too) before his parents returned and his mother caught him.

We’re talking about our irrigation, sounds like a gusher.

This morning, as I was walking my property, enjoying the coolness of the early day, my neighbor’s sprinkler system turned on. Sadly, due to a break in their irrigation system, none of the sprinklers engaged, rather one lone massive geyser of water gushed over six feet straight in the air and continued to do so for the entire cycle (about ten very long minutes).

Prettiest girl in the room

Did you ever watch a rom-com from the 1990’s? Invariably some super popular hot ultra cool guy is given a dollar to date some bookish, plain-Jane with a ponytail and glasses. At some point in the formulaic film, someone lets down the girl’s ponytail, takes off her glasses and suddenly she is the prettiest girl in the room. Gack.

Prepare to beat the summer heat

I have the song “Feeling Hot Hot Hot” by the calypso band The Merrymen going through my brain. Summer is in full swing and temperatures are in the stupid hot range. It really makes me think of one thing: how resilient is your asset against this tiki torch of a summer?

Chevron deference and BPS

One of my favorite lines from “Raiders of the Lost Arc” is “They are digging in the wrong place!” That is exactly how I feel with people interpreting the recent overturning of the 1984 Supreme Court ruling colloquially referred to as “Chevron” or “Chevron deference” as impacting building performance standards (“BPS”) compliance.

Will the CRREM rise to the top?

When I first heard the term “CRREM” I admit that I got excited because I thought it might be a type of filling for a fancy donut. Maybe I was just hoping.

Composting considerations

Rolling out a composting program on a multifamily property is hard. It smells. It is super confusing. It is also not always delightful to talk about. I am going to make it worse.

As irrigation season arrives, adapt to the weather

As we cruise into summer, we anticipate it being warm, hot, or perhaps even stupid hot, depending on where you live in the country. Regardless, summer means that we tend to increase our irrigation schedules to maintain curb appeal.

Finding the low-hanging fruit of efficiency retrofits

I get asked a lot what are the top opportunities for efficiency retrofits. I never answer that question because there are always SO MANY opportunities for retrofit. Let’s face it, we are only limited by budgets and building codes as to what we can do in a retrofit.
